*** H O U S E RULES *** We ask all guests to read and agree to our house rules prior to their arrival. ‣ Photo ID: A valid photo ID for all adult guests must be received before check-in. Without it, we will be unable to provide entry access. ‣ Booking Age: The booking guest must be 24 or older. ‣ Guest Responsibility: The booking guest is responsible for the actions, conduct, damages, and compliance of all guests and visitors associated with the reservation. ‣ Occupancy: The maximum occupancy is 3 registered guests, including all adults and children aged 2 years or older. All occupants must be included and approved before booking confirmation. After booking, guests may not be added, substituted, or replaced, even if a registered guest does not stay. ‣ Additional Occupants: Up to 3 registered guests are included in the Airbnb booking price. In rare circumstances, the Host may approve a fourth occupant (adult or child) before booking confirmation for an additional $15 per day for the entire reservation. ‣ Daytime Visitors: Daytime visitors are permitted only with the Host's prior approval. The total number of people on the property at any time—including registered guests, visitors, adults, and children aged 2 years or older—may not exceed 4 people. Unauthorized visitors or exceeding the approved occupancy may result in termination of the reservation without a refund. ‣ Unregistered or Unapproved Guests: If an unregistered or unapproved guest stays overnight, a retroactive fee of $200 per guest, per unauthorized night will apply. Once discovered, a payment request will be submitted through Airbnb, and the entire reservation will be immediately terminated without a refund, requiring all guests to vacate the property. ‣ Subletting: The reservation may not be transferred, assigned, or sublet to another person. ‣ Smoking: No smoking indoors. A $1,000 fine applies. ‣ Bugs & Critters: 🦋😄 We routinely spray the property for bugs and insects and treat for pest control. However, if you do come across any little critters, please keep in mind that Texas is at the top of the list of pest-friendly states. 😁 To help prevent this, keep the doors closed and alert us if any of these little creatures come out so we can treat some more. ‣ Property Condition: Please inspect the property upon arrival and report any concerns, maintenance issues, missing items, or cleanliness concerns within 24 hours of check-in so we can address them promptly. After that period, the property will be considered accepted in satisfactory condition. ‣ Furniture & Furnishings: Please do not move, remove, store, or rearrange furniture, décor, mattresses, electronics, or other furnishings without prior approval. ‣ Check-In/Out: Check-in at 4 pm; check-out at 11 am. Late checkout/early check-in requests must be approved. ‣ Operating Hours: 8 am to 8 pm. For emergencies outside these hours, call or text. ‣ Quiet Hours: After 9 pm, no amplified sound. ‣ Parties: No parties allowed. $1,000 fine per day and eviction apply. ‣ Liability Waiver: We are not responsible for accidents, injuries, or illnesses on the premises. ‣ Guest Items: Contact us for left items. We'll do our best to locate them. Mailing and shipping costs are the responsibility of the guest. ‣ Mail & Deliveries: The property may not be used as a permanent mailing address. Guests are responsible for arranging alternative mail services for long-term correspondence. Packages and mail must be retrieved promptly. ‣ Travel Insurance: We recommend purchasing travel insurance as we adhere strictly to our cancellation policy. ‣ Late Checkouts: Not allowed without approval. ‣ Unauthorized Late Checkouts: Will incur the nightly rate plus any costs associated with the next guest's reservation. ‣ 30+ Day Stays: Utilities are included up to $250 per month. Additional charges may apply for excessive usage. Please adjust the AC appropriately when away from the property to help prevent overuse.

Guests will have private access to the entire second-floor, single-level condo. Covered parking is included for your vehicle, ensuring convenience and protection.
